People at the Heart: The Masterplan of Makati CBD

The Makati central business district (CBD) is renowned for its unique features and exceptional qualities. Serving as a terminal for north and southbound buses, the bustling Ayala transportation hub is just one of the many reasons that sets this CBD apart. Known as the country’s premier financial and lifestyle hub, the Makati CBD exudes vibrancy, sophistication, and progress, boasting a mix of modern skyscrapers, luxurious residential towers, and spaces that cater to the latest trends in business, technology, arts and culture, retail, dining, and entertainment.

However, one key aspect that distinguishes the Makati CBD is its people-centric approach. Long before it became a staple in mixed-use developments, the CBD was masterfully planned to prioritize the welfare of its people. With pedestrian underpasses, elevated walkways, covered sidewalks, and crosswalks strategically placed throughout the district, individuals can safely and conveniently navigate the CBD. Amidst the glass, steel, and concrete, dedicated spaces and infrastructure are designed to accommodate pedestrians, bikers, commuters, and motorists alike. This is especially crucial in a busy and dynamic hub like the Makati CBD, which sees a daytime population of up to 4.2 million due to the numerous offices, malls, and establishments that call this district home. It is worth noting that the residential population is significantly smaller at 630,000.

Various studies have estimated the number of commuters, bikers, and motorists traveling through the Makati CBD based on average daily transit trips. These studies revealed that there are approximately 168,601 transit trips for commuters, 373,316 vehicle trips, and 2,606 bike trips on a typical day.

What truly sets the Makati CBD apart is Ayala Land’s continuous efforts to enhance the infrastructure and develop new projects that benefit all stakeholders. Ayala Land remains committed to adapting to emerging preferences and anticipating future needs and demands of those who live, work, and visit this premier CBD. One example is the addition of the Makati Loop e-jeeps, which make commuting even more convenient. This initiative aligns with Ayala Land’s focus on sustainability, particularly in terms of pedestrian and transit connectivity.

Connectivity is a key aspect of any Ayala Land development, and the Makati CBD is no exception. The district features pedestrian underpasses, elevated walkways, covered sidewalks, and crosswalks that allow the public to safely and conveniently access different areas of the CBD, making Makati a highly walkable city. Furthermore, bike lanes along the main thoroughfares and side roads of the CBD promote better connectivity and cater to the growing demand for cycling. Ayala Land has taken the initiative to improve these bike lanes by installing additional bollards for the safety and welfare of cyclists.

In terms of public transportation, Ayala Land has constructed One Ayala, a state-of-the-art transportation hub located at the corner of Ayala Ave. and Edsa. This intermodal terminal serves as a hub for north and southbound buses, AUVs, the future Bus Rapid Transit, and jeepneys. It also offers a direct connection to the MRT, further enhancing connectivity in the district. Collaborating with the Department of Transportation and other government agencies, Ayala Land expects this terminal to serve up to 300,000 passengers per day.

On weekends, Ayala Land ensures that the public can enjoy car-free spaces. The “Fitness Loop” in Ayala Triangle Gardens allows bikers, joggers, skaters, and individuals seeking a leisurely stroll to enjoy a car-free route along Paseo de Roxas, Ayala Avenue, and Makati Avenue from 6 a.m. on Saturday to 10 p.m. on Sunday.

Ayala Land is actively involved in Makati City’s “Hop-On, Hop-Off” sightseeing bus tours, which are part of the Department of Tourism’s recovery program. These tours showcase the city’s museums, heritage sites, and lifestyle centers.

Additionally, Ayala Land has opened electric vehicle (EV) fast charging stations, including locations within the Makati CBD, to cater to the growing number of motorists using EVs. This initiative aligns with Ayala Land’s commitment to carbon neutrality.

All of these ongoing initiatives and projects are dedicated to improving the safety, health, convenience, and overall quality of life for individuals in the Makati CBD. Whether they are commuters, pedestrians, cyclists, or motorists, Ayala Land strives to create a people-centric environment that meets their needs and surpasses their expectations.
